Located in the very centre of Edinburgh, we invite you to stay in a main door, ground floor, spacious Victorian flat. Tastefully decorated and a fabulous location – directly opposite The Royal Lyceum Theatre and 5 minutes walk from Usher Hall. Also an easy commute to Princes Street Gardens, Edinburgh Castle, Royal Mile, Grassmarket, all walkable in around 15 minutes. Many of the historic attractions can be walked to, and from, here. Additionally, surrounded by wonderful restaurants and bars.

The flat has two bedrooms and the larger bedroom hosts this majestic bed. A spacious lounge too, provides a gathering, and perhaps cocktail opportunity, for you and your own guest.
Afterwards it is a short walk,( virtually across the road), to Royal Lyceum Theatre, Usher Hall and Traverse Theatre. The flat is easily in walking distance to Princes St Gardens and the shops on Princes Street and George Street. Parking in Edinburgh city-centre is very expensive.
There is free on-steet parking after 630pm and until 12pm on Sundays.
Please though read the exceptions on City of Edinburgh website e.g. no parking at any time on double yellow lines.

The flat is located in the middle of both of Edinburgh’s city train stations, Haymarket and Waverley, providing a choice of station for arrival and departure.
Check-in and checkout times: Arrive between 15:00 and 17:00: Check out 10:00 or before.
Not a good fit for children and babies due to wooden floors, sharp furniture corners and city centre noise.
Maximum occupancy is 4 based on 2 people sharing one bed per room. Please do not use the sofa for sleeping on. It has recently been refurbished and its comfort is to be enjoyed by sitting on it, (only).
Please send communication to let me know that you have arrived safely and are in the flat.
Please ensure the property is vacated by 10am. Cleaning is automatically arranged to arrive at 1015. If cleaning cannot gain access they still charge for their time. If this occurs then the charge shall be passed onto the guest.
Please send a message to confirm you have arrived at the flat, (and do feel free to convey thoughts too). I shall also write this in my message with the door entry code number.
Please do not use towels for taking off make-up.
Please ensure only natural body waste and toilet paper are put down the toilet.

Please also be advised that bicycles cannot be stored inside the flat, nor outside, or on the railings. If you are bringing a bicycle on your trip, please arrange for separate storage.
